Rental Policies



Reservations are made on a first come, first served basis. Multiple week rentals take priority over single week rentals. Once you locate the property that you want it’s easy to reserve it. We will email you a rental contract to sign. Return the signed contract via email as soon as possible. Your initial deposit to hold the property for you is half the rent plus state and local taxes, reservation fee and the security deposit. The remaining balance is due within thirty days of booking. Reservations made after May 1 require payment in full at time of booking.

Security deposits are used by the owner to repair damage or replace missing items for which the tenant is responsible Security deposits may be used for a lost key fee of $25 if the key is not returned by 10:00 am on check out date. Your security deposit will be mailed back to you, as long as the property is left in good condition, the way you found it. It is our policy to return Security Deposits within three weeks after the departure date and only after we have verified there are NO missing items, damages, or excessive cleaning required after check-out.

The owners will make all decisions on security deposit return. If you find something broken/missing at the house or have any concerns you must notify us UPON ARRIVAL so we can address the problem and notify the owners. Any emergencies just call my cell at any time.

Cancellations: In the event you need to cancel, you need to notify us right away. If we can rent it, we will, and you’ll get your money back less 15%. If not, you would lose your deposit, as the owner will have had the property off the market with no way to generate income while saving it for you. We will make every effort to rent in these situations.

Damage/Noise/Overcrowding: DON’T. If we find you have more people than contracted for, or authorities have to be notified for any reason, you will be asked to leave immediately and will lose your security deposit. Any damage to property will be taken from security deposit at the owner’s discretion. We have nice homes, and owners that make an effort to make your vacation a pleasant one. Please respect them, and us.

Pets are only allowed at specific properties with written permission from owner. We do have homes that will accept pets.

Linens are NOT provided, however there are linen rental services available on the Cape. Due to COVID 19 you will need to bring your own bed linens (mattress covers, blankets, sheets), pillows and towels. Tenants are responsible for bringing all paper goods (toilet paper, paper towels, etc.), and condiments. Please replace anything you use from the property. If house has gas grill, it is up to the tenants to fill/replace propane in the tank.

Beach Stickers: Stickers can be purchased by the day or by the week right at the public beaches in most towns. A sticker is only good for the town it is purchased in. If the property you rent has beach rights, we will let you know parking policies/rules.

Check in is at 3:00 p.m. No early check ins as some owners use their homes themselves between rentals and also because this is the time the properties are cleaned.

Check out is at 10:00 a.m. All keys should be picked up and dropped off at our office, Cape Cod Viking Real Estate, 775 Main Street, (Route 28), Suite E, West Dennis, MA 02670. Please come to the office to pick up and return keys.

All rentals are booked Saturday to Saturday unless otherwise specified. The office is open until 5:00 on Saturday. If arriving later than that please call our office, 508-619-4286, so that we can make arrangements for you to pick up keys
